The space

WARNING: At the moment, the accommodation is set for 12 guests. We will add the 2 additional sleeping spaces in the coming days.
We welcome you to a spacious, fully equipped property designed to comfortably accommodate up to 14 guests in excellent conditions. For larger groups, additional studio units can be added upon request to increase the capacity. The location is highly convenient, just a short distance from the Rond-Point des Vaches, offering quick access to key destinations such as the Zénith de Rouen, the Exhibition Park, major business areas, engineering schools, and the SNCF train station.

The accommodation features 8 separate bedrooms, providing great flexibility for all types of stays. You will find king-size beds (180x200) as well as single beds (90x200) that can be joined to form double beds depending on your needs.

Each room is fitted with comfortable bedding and storage space. The property is located in a quiet residential area, ideal for rest and relaxation. You will also have access to 4 bathrooms with toilets for added convenience during your stay.

The shared living spaces have been designed for comfort and togetherness: enjoy a lounge area with a 189 cm large-screen TV and an arcade machine, as well as a dining area that can host up to 14 guests. The kitchen is fully functional and equipped with everything you need (stovetop, oven, microwave, dishwasher, refrigerator, filter coffee machine…).

A laundry room with a washing machine and dryer is also available throughout your stay.

Three free parking spaces are included with the property to make your arrival easier.

This accommodation is suitable for both business trips and stays with family or friends.

Bed linen and towels are provided. We kindly ask you to respect the property and the neighborhood. To finalize your booking and access the property, a security deposit hold will be required via a secure link.

Depending on availability, early check-in or late check-out can be arranged for an additional €10, subject to prior approval from our team.

The neighborhood

Located in a quiet residential area of Saint-Étienne-du-Rouvray, the property benefits from a convenient location close to many key attractions. Within just a few minutes, you can reach the Zénith de Rouen, the Exhibition Park, the Madrillet university campus (INSA, ESIGELEC, etc.), and the SNCF train station. Major roads and public transport (bus and tram) make daily travel easy and efficient.

Nearby, you will find everything you need for a comfortable stay: grocery stores, bakeries, pharmacies, restaurants, and other essential services. Local markets are also accessible, offering fresh and regional products.

The area provides a peaceful and pleasant environment, perfect for unwinding after a busy day. Parking is easy thanks to available spaces, and you can quickly reach downtown Rouen as well as the main business hubs of the surrounding area.

Whether you are traveling for work, training, or a family stay, you will appreciate both the strategic location and the calm surroundings.

Getting around

The property is ideally located to make travel around the Rouen metropolitan area easy, whether or not you have a car. Within a few minutes’ walk, you will find essential shops such as bakeries, supermarkets, pharmacies, and other nearby services, making your stay very convenient.

By car:
Access to major roads (southern ring road, A13, N138) is quick and direct, allowing easy travel to Rouen, Paris, Le Havre, or Caen.
Key destinations such as the Zénith, Exhibition Park, Madrillet campus, and business zones are all less than 10 minutes away.
Downtown Rouen can be reached in about 15 to 20 minutes depending on traffic.
Parking is easy with spaces available right in front of the property.

By public transport:
Several bus lines serve the area, providing easy access to nearby towns, the SNCF train station, and central Rouen. The tramway is also quickly accessible and offers a direct route to the city center without traffic constraints.

Other things to note

Check-in is fully self-guided, allowing maximum flexibility. Arrival is from 4:00 PM, and check-out must be completed by 11:00 AM.

Our team is available daily from 10:00 AM to 9:00 PM to answer any questions or assist you if needed. Everything is provided for your comfort: bed linen, towels, and essential starter supplies (shower gel, shampoo, hand soap, toilet paper…). Each guest receives a large towel, and each bathroom is equipped with a bath mat and kitchen towels. A welcome kit including kitchen bin bags, bathroom bin bags, a sponge, and dishwashing liquid is also provided.

We aim to ensure a smooth and enjoyable stay, while noting that this is not a hotel service. Additional services can be arranged upon request, such as mid-stay cleaning, linen or supply replacement, or deliveries, for an extra fee.

Upon booking confirmation, you will receive a complete welcome guide including check-in instructions, a tourist booklet, and exclusive deals with our partner businesses.

We also offer a range of services to enhance your stay: baby equipment rental, luggage storage, shuttle service, babysitting, gourmet boxes, and personalized event planning (birthdays, marriage proposals, themed decorations…), among others.

To ensure a pleasant stay for everyone, a few rules must be respected. The property must be treated with care, and cleanliness and furnishings must be preserved. House rules, schedules, and neighborhood tranquility must be respected. If any issue arises, please contact us promptly.

Parties are strictly prohibited (€250 penalty deducted from the security deposit), the property is strictly non-smoking (€50 penalty), pets are not allowed without prior approval (€50 penalty), and any damage, loss, or theft will be charged at replacement value.
